Methodology

How burbly compiles and calculates the figures shown on each suburb page. We publish this so you can judge the numbers for yourself.

Medians

Median sale and rent figures are sourced from Australian government and ABS open data, and where available from portal market summaries. For each suburb we show the most recent value per property type (house / unit) and intent (sale / rent), preferring the freshest reliable source. Where a suburb has a history, we display the trend over time.

Rent and rental yield

All rents are normalised to a weekly amount before storage. Gross rental yield is calculated as annual rent divided by the median sale price (weekly rent × 52 ÷ median price) and shown as a percentage. Yield is indicative only — it does not account for vacancy, costs or fees.

Growth

Annual and five-year growth describe the change in median price over those periods, expressed as a percentage. Growth on small or volatile samples can swing sharply; always read it alongside the underlying medians and sales volume.

Demographics

Population, median age, median income, dwelling counts and ownership share come from the ABS Census. These describe residents of the suburb at the time of the Census and are updated when new Census data is released.

Update cadence & freshness

Each suburb page shows when its figures were last updated. Medians refresh periodically as new source data is ingested. A suburb only appears in search results once it has enough data to be useful; sparse suburbs are excluded until their data lands.
